Mi amiga vive WEST OAKS LANDING APARTMENTS 15250 Gray Ridge Dr , Houston , TX 77082 ,y es injusto y discriminatorio el trato que ha recibo por parte de la administration de estos apartamentos cobros injustos , electrodomesticos dan̈ados , mantenimiento obsoleto , y hoy pusieron un candado en su pierta para no dejar entrar a su hijo que venia de la escuela por un supuesto cargo de 80 dolares que se debia sin saber el porque , discriminan a las personas en este lugar y lo mas grave es que have parte de la association ,intervengan estos lugares ,son injusticias que estan cometiendo con las personas en estos lugares

I have a one-year contract and I have been renting for 7 months now. I need to move to another place because the house is not in very good condition and I notify the owners and they do not come and they do not repair any damage. They tell me that I can't, that they are going to put me in bad record and that I am going to have a debt, but in reality they do not remodel it and they never come to see it, they only make us look bad and they never come. What can I do to be able to leave without it affecting me?

You as the leasing agent were receiving MONTHS of rent money for this property at The Hamilton and NEGLECTED to do your job by inspect the property for the correct tenant?

Then you slap an eviction notice onto the sublet tenant who is paying the rent on time every month only after your group royally mess up by illegally entering the premise, then discarding EVERYTHING the tenant owns?
All their memories, belongings for a small child just starting school?

And instead of making good on your HUGE mistake by having insurance cover the loss of contents, you try to kick the tenant out by pretending they're doing their job as per the signed leasing contract that YOU FAILED to upkeep up until now?

Oh boy, if I owned this leasing agency, I would be pretty embarrassed to hire such garbage employees that are just taking the piss, but I mean I wouldn't expect much of the employees if the standard of management is this low. Why do you think you can get away with such atrocious behaviour by making the extremely stupid decision of trying to bury the victim instead of genuinely owning up to your mistake, Texas Apartment Association?

I hope the law suit sends your business into remission and someone competent takes over the business, disgusting practice.

This woke run organization is trying to take away our Constitutional Rights to privacy and unwarranted search. The beginning of the one world order talked about in the Bible. Under the law you have the right to privacy and probable cause unless you voluntarily give that right up. In the new TAA Apartment Contract, item 14, they trick you into giving up your Constitutional right by agreeing that you give that right up. Here is what 14 says: 14. WHEN WE MAY ENTER. If you or any other resident, guest or occupant is present, then repair or service persons, contractor, law officers, government representatives, lenders, appraisers, prospective residents or buyers, insurance agents, persons authorized to enter under your rental application or our representatives may peacefully enter the apartment at reasonable times for reasonable business purposes. If nobody is in the apartment, then any such person may enter peacefully and at reasonable times (by breaking a window or other means when necessary) for reasonable business purposes if written notice of the entry is left in a conspicuous place in the apartment immediately after the entry. We are under no obligation to enter only when you are present, and we may, but are not obligated to, give prior notice or make appointments...Further advancing to the end times where no one will be able to buy or sell without the mark. ..Watch carefully, Mortgage companies, car loans, toll roads, and even eventually car registrations will someday have this clause. Which means that sometime in the near future with everything online, everyone will be subject to personal search and questioning wherever you are, at the whim of the government and the demon in charge. You will not be able to move without the absolute bowing down and worshipping the evil one. It is written.................Bottom line is under TX law, apts had the right to check on their property whenever they had a reason. Now, the TAA has put in the lease that the apt management can allow anyone to enter your apt with or without reason and even if they just want to go on a fishing expedition to find whatever or for no reason at all and can give law enforcement carte blanche right to enter your apt without prior notice. In that last case, if law enforcement thought they had probably cause, they could break into your apartment at any time day or night without a warrant. Because the renter agreed to it when they signed the lease....Feb 2024..apparently they don't require enforcement of their lease. At West University Gardens, the lease says two dogs only. However, My dogs, on leash, have been attacked, off leash, twice by a residents dogs of which they have more than two in their apartment. I have been injured each time. The excess dogs still live there.

Please start creating policies that help tenants not just apartment owners. These days, they build with cheap materials and at times 0 insulation causing noise issues, then turn around and sell apartments unbeknownst to tenants, to new owners who do not honor any previous terms. This has happened with last two leases. The new owners don’t send any utility bills, have gotten rid of several payment options and left us only with bank account or credit cards payments. In addition to that, a dirty property. Why should tenants, especially those paying high amounts in rent be subjected to much lower quality in service? The world of leasing has become a nightmare!

These people have a required clause in member apartments that say landlords and anyone they want to let in your apartment can come in anytime day or night for any reason with zero advance notice. They can literally just walk in. They don’t even need to knock. If you rent a TAA apartment you have ZERO PRIVACY. If you don’t believe me look it up. They even say they’ll smash your windows in if you put in your own deadbolt. Single women are NOT SAFE in TAA homes. This is a monopoly for landlords and nobody in Texas has done anything about this disgusting, inappropriate, unnecessary, and un-American tenant rights overreach. Signing a TAA lease is a BLANK CHECK FOR HOME INVASION. They even say they will let police in without a judge approved search warrant. YOU HAVE NO RIGHTS RENTING FROM A TAA APARTMENT. I have lived in 8 states and all my leases had 24 hour notice to entry. Their lease specifically says they DO NOT NEED ANY NOTICE OR PERMISSION. They don’t even specify hours or conditions it’s just a blank check. This association is immoral and is hurting and harming peoples rights.

I have had the privilege of seeing the lack of compassion from Francis Property Management. The Monte Cristo Apartments have been the victim of several car break-ins including my girlfriends car. What is to stop someone from breaking into my apartment? Their courtesy officer is only their to “lock the pool”. Why are we paying him? Police officers may come around once, maybe twice a week. All they do is just drive through and leave. I filed a police report, let the front office know. I told them that I no longer feel safe living their and would like to request an early termination to find another place to live where I feel safe. Their response? We are a fair housing community. Basically a blanketed statement saying we aren’t going to let you go, we want your money. Jocelyn Rivera, the Manager at the Monte Cristo sent me that over an email. I get it your a part of the Texas Apartment Association which is probably the least compassionate association their is. But for someone who has been an outstanding resident and no longer feels safe, and now has the bring in almost everything out of his car every night and everything back the following morning when he never had too, you could feel a bit more compassion for your residents. I’m definitely not renewing my lease and can’t wait to leave once my lease is up since they will not let me leave as soon as possible. I’ll just risk my safety for the months ahead. Francis Property most definitely does “not care”, unless it has to do with your money. That’s the only reason they care.

The TAA has inserted new language into all of it's leases that gives Apartments the right to take your deposit if you 'omit' any information at all on your lease, even information that is so minor it's easy to forget it such as a traffic ticket, etc. When the TAA inserted that language, many apartments immediately started demanding deposits along with the initial application. These deposits can run well into the hundreds of dollars. They demand this of every single person who applies. The apartments now have a 'financial incentive' to look for any discrepancy in the lease information, even those which are unintentional, to refuse to give back the deposits. They just keep them. How is this not theft? It is outright theft. The TAA has enabled some very fraudulent, unscrupulous behavior by the apartments by allowing them to have shields over them when they choose to engage in THEFT of their Tenants by stealing the tenants deposit when the tenant has been DENIED for the unit. Because again they now ask for all deposits UP FRONT with the initial application. The TAA is not at all for the tenant. THAT'S WHY THEY REFUSE TO EVEN SPEAK WITH TENANTS. The TAA, along with its Attorneys, only represent the apartments and their job is to throw every single possibility or situation into the language of the lease that allows apartments to be off the hook legally and financially for every situation that will occur, which financially rewards apartments by making it easy for them to STEAL from applicants by refusing to turn back deposits. For instance, the TAA Application will say 'Tell us about misdemeanors you've had in the past' and a misdemeanor could be something as simple as a traffic violation. Now if you've lived in several cities and states, or you have had many traffic tickets there is a very good chance you may not remember them all. Technically, under the terms of the TAA lease the apartments can swipe your deposit if you leave off that minor detail and many of them are taking deposits over this minor detail. The TAA is one of the most cut throat and ruthless organizations out there.
